Letsrent-Northampton use a 12 month Assured Shorthold Tenancy Agreement as recommended by the National Residential Landlords Association. Please note this is a legally binding documant that ensures that the student is responsible for their rent in full. Should the student wish to leave the property mid term they remain liable for the rent until a suitable replacement can be found. Please also note that there is a fair usage policy for all inclusive rates.
Full time students are not liable for Council Tax but if a student fails to obtain and produce a valid Certificate of Full Time Student Status (available from the University) on request we reserve the right to claim their Council Tax liability from them, as per their contract. Please ask for the council tax banding.
Students are required to provide a guarantor (usually a relative or legal guardian) who will under write and explain to the student their legal obligation towards their contract. In practice we rarely have to contact guarantors and all details are destroyed at the end of the contract.
Students are required to pay a deposit on signing the contract at all our student houses in Northampton. Please see Rent/deposits tab for more details. All deposits are protected with mydeposits.co.uk as required by law.
Please note that while we have full building's insurance the students must insure their own personal contents.
